Development of a Building Maintenance System utilizing BIM model data

Fujita Corporation (Headquarter : Shibuya-ku, Tokyo. President: Yoji Okumura) and Fujita Building Maintenance Inc. (Headquarter : Shibuya-ku, Tokyo. President: Masazumi Kumon, hereinafter referred to as "FBM"), members of Daiwa House Group, have jointly developed a Building Maintenance System utilizing BIM model data for more easy and effective building maintenance works. FBM has already applied the system to building maintenance works for newly-constructed Fukuoka Mirai Hospital 1) (Location : Higashi-ku, Fukuoka City, Design : Yasui Architects & Engineers, Inc., Contractor : Fujita Corporation), and the applicability of the system was verified.

Traditionally, bulky facility maintenance documents have to be prepared, read and understood to facilitate building maintenance work, and the management of any issues that arise are usually dependent on maintenance engineers' experience and capability. In addition, inspection and maintenance records were managed separately, which often leads to accumuilated data not being properly curated and/or utilized.

In the newly-developed system, a 3D plant facility maintenance software package called "NaviPortal® 2) was modified for building facility maintenance, and a newly arranged database (composed of maintenance documents) and a BIM model were linked to all the facilities of the building, enabling maintenance engineers to search relevant maintenance documents through BIM model.

By introducing this system, even engineers who are not familiar with treating 3D data can easily find relevant documents on the monitor showing 3D BIM model. Also this system can provide accurate information quickly when urgent malfunctions occur as well as improve the quality of maintenance, and promote "Safe and Secure Hospital maintenance" to the public. Moreover, as data from daily inspections and maintenance records for targeted facilities are automatically linked to the BIM model and database, future repair planning can be made more effective.

In general, when BIM model data is introduced to a building maintenance system, development of large-scale database is necessary. However, as this system can be operated with a standard-specification PC and a software, the installation of a high performance server is not necessary.

The knowledge and experience acquired through the development of this system and application to an actual project will be utilized in our in-house operations related to BIM, leading to utilization of BIM throughout the whole building life-cycle - from design, through construction to maintenance. In addition, expansion of the system to energy management and BCP (Business Continuity Plan) will be made.

In future, this system will be mainly applied to the field of medical facility maintenance where FBM has business advantages, and cooperation between Fujita Corporation and FBM will be further strengthened to jointly and effectively implement building management and maintenance business.
